SALE TERMS
Upon conclusion of auction, Seller and Buyers shall execute a purchase agreement with Buyers to pay Ten Percent (10%) of purchase price as down payment. Balance due and payable on or before February 19, 2013. Possession will be given at time of closing. Seller will convey by Executor’s Deed and furnish title insurance for amount of purchase price. Procurement of financing shall be the sole responsibility of the Buyer, and must be obtained prior to the auction.

REAL ESTATE TAXES: Seller will pay the 2012 taxes payable in 2013 by giving Buyer a credit against the purchase price in the amount of the 2011 taxes paid in 2012. The sale will be by the acre. Auctioneers reserve the right to set bid increments. Sale subject to price acceptance of Seller.
