SALE TERMS: Upon conclusion of auction Seller and Buyer shall execute a purchase agreement with Buyer to pay $1,000.00 as down payment. Balance payable on or before May 3, 2010. Possession given upon final settlement. Seller will convey by Administrator’s Deed and furnish Title Insurance for amount of purchase price. Procurement of financing shall be the sole responsibility of the Buyer and must be obtained prior to date of auction. TAXES: Seller to pay the 2009 taxes due in 2010 by giving buyer a credit against the purchase price based on the 2008 taxes paid in 2009. Buyer to assume in full 2010 and subsequent taxes.
